For many years the government has provided guidance on the proposed development/re-development of land for residential and commercial purposes. Regulations state that flood risk assessments must be undertaken in order to satisfy planning authorities. Any proposed development and developer must therefore look at the following:
- The current effects of flooding on the proposed development
- The effect of the proposed development upon the receiving drainage network
- The provision of suitable on-site and possibly off-site mitigation measures to ensure that the proposed development does not adversely affect the drainage network
- And must ensure the safety of future occupiers of any new development.
New developments require the applicant to submit a report to the planning authority detailing the current situation with regard to flooding issues and the impact the proposed development will have on the receiving drainage network. This report must be presented to the authority in the form of a flood risk assessment.
